All rooms have en-suite except one which has a private large bathroom. The dinning room / resident lounge has a coal fire which is used during chilly nights. Although central to all attractions including Arthur's Seat and the Palace of Holyrood; the house is peaceful, quiet and relaxing, overlooking parkland with the waters of the Firth of Forth flowing in distance. For your comfort, we offer 5 fully equipped en-suite bedrooms and one double bedroom which has a private spacious bathroom; all modernised and refurbished in June 2006 to a high standard. All bedrooms have controllable central heating, complimentary toiletries, hair dryer, radio alarm clock, remote control colour TV, hospitality tray with tea/coffee making facilities. Guests can always be certain of personal attention. To fuel guests for their day of exploring, we offer a fully complimentary mouth-watering traditional hearty Scottish breakfast, or you can choose between porridge or a full continental breakfast including yoghurts, breads and cheeses. Vegetarians and guests with special diets are also catered for on prior notification. Edinburgh's excellent and convenient public bus service gives quick and easy access to the other parts of the city with a direct bus to the city centre from the bus stop right outside the house. Directions Aynetree House is located in the Duddingston area, close to the expanse of The Queens Park and Arthur's Seat, which offers almost country like walks within the very heart of the city. Situated on a pleasant stretch of the A1. It is only 10 minutes drive from the city centre and a frequent bus service runs to and from there. Close to the city by-pass and on the A1, Aynetree House offers the easiest possible access to many parts of the city by use of the Musselburgh and city by passes. In fact these roads give access to all the major trunk routes, easy access to and from the Scottish Borders, even the M8 and M9 which lie just beyond Edinburgh airport, can generally be reached in a matter of twenty five minutes. Within minutes from Aynetree House lies Kinnaird Park retail complex with a UCI twelve screen cinema and bowling alley. For those who prefer air or sporty recreational facilities, they can be found at Meadowbank Sports Stadium, The Royal Commonwealth Pool, as well as many fine golf courses.
